First things first. How do you know when is the right time to develop or subdivide?

According to Leo, "It's never been a better time to consider property development. Subdivisions will become more and more common due to higher land prices and low vacancy rates within the rental markets. When you have strong demand for housing but are faced with lack of land supply and increased price of land, many Western Australians are turning to property development."
 
The Western Australian State Government is currently developing blueprints for future urban direction within the wider Perth metropolitan area. These plans are based on projections which show a huge growth in population as well as an increase in aged and single person households.

There are a number of different ways to subdivide your block. You need to decide which of these options best fit your situation.

  • Battleaxe: A division of the existing block, creating a rear property with side driveway access.

  • Side-by-side: A length-wise division allowing two homes to have street frontage.

  • Multi unit: House behind house, anything over two dwellings including triplex, quadruplex.

Next step is to bring in an expert.  Property development is not for the fainthearted.
