Two Storey Construction

As block sizes get smaller and smaller and we continue to infill in established areas close to the city and transport hubs, two storey construction is becoming a clear trend.
 
Rob Crawford, Sales and Marketing Manager of Webb & Brown-Neaves, helped BuildingWA.com.au compile the below list of the pros and cons of two storey homes:
 
Pros:
 
  • Excellent street appeal
  • Market perceives two storey homes as more valuable
  • Ability to capture special views from balconies and upper level windows
  • Make the most of breezes in the upper floor and cool your home using cross flow ventilation to draw out the heat
  • Ability to separate living areas and create distinct zones within the home. (Children on one level, adults retreat on the other)
  • Can lend themselves to more interesting architectural features such as voids, full height windows and internal balconies.
  • Possible ease of access to roof storage space from the upper floor (via a door into the roof space)
  • Maximise yard space for gardens and playing due to the smaller "footprint" of the home on the block of land
  • Potentially require less land to build and subsequently the land cost may be less than for a larger single storey home
Cons:
 
  • Climbing stairs may not suit all age groups (old and young) but installing a lift is an option
  • Two storey home construction is more expensive per square metre
  • Planning approvals may be a little more difficult to achieve due to possible overlooking issues. Most times this can be overcome by clever design and with consideration for your neighbours
  • Maintenance can be more difficult (washing windows, installing TV antennas)
