New Home Construction

In Western Australia, there are many ways to build a new home.  You can have a home individually designed for you or view hundreds of project homes on display throughout the Perth metropolitan area and the South West.
 
You can purchase your own lot and then decide on a builder, or purchase a home and land package from a builder where the whole process is taken care of on your behalf.  Mark Peers, General Manager of apg, talks to BuildingWA.com.au about the options for new home construction.

Project Home

"If you've bought your own land, the most common option is to buy a project home.  These residences offer you all the benefits of living in a new home, but the initial design and building processes have already been determined for you."

While project home builders often use a range of standard designs, Mark reinforces the flexibility of project homes.  "High quality home builders offer an extensive range of designs which are carefully thought out. You can usually vary their designs to some extent - the amount you can alter the plans will depend on the builder."
 
Western Australians love the outdoor life, so many new home designs feature innovative alfresco areas to take advantage of those balmy summer nights. And with working lives changing, new homes have been adapted to offer home offices separated from the kids' activities.

Home and Land Package
 
Builders and developers will often advertise a home packaged with the land it is to be built on, often termed a 'home and land package'.
 
"Many Builders will deal directly with land developers to get you the best block of land for your needs," says Mark. "In most cases, buying the land from the developer prior to construction will mean that you pay a deposit on the land, with the balance of the land's value to be paid upon settlement.  Once the land has settled, the builder will commence construction."  Mark notes that "One of the advantages of this arrangement is that stamp duty is not payable on the cost of building the house, only on the value of the undeveloped land."
 
Many home and land packages will be completely put together by the Builder.  They may include finishings such as window treatments, floor coverings, paving and landscaping which are sometimes not included in project home contracts. 
 
Individual Design

As the name suggests, a custom built home is designed by an architect and constructed according to the buyer's specific needs and desires. A custom builder generally takes on fewer clients, which means he or she can give more attention to your new home.

"You may have an idea of how you would like to customise a display home you've seen to suit your lifestyle or how an extra bedroom may just suit your family a bit better than a standard design," comments Mark. "Many builders welcome these changes and will work with you to create a design to suit your needs."
 
Alternatively, you may just have an idea and a block of land and wish to leave the rest of the creativity up to a team of experienced designers. 
 
Manufactured or Transportable Homes

The term 'manufactured' or 'transportable' home is used to describe houses that are constructed on site before being delivered by a truck in one or more sections.  Not to be confused with mobile homes, manufactured homes are permanent structures like any other house once on location.

Simon Joiner - General Manager of TR Homes, says, "By using the latest technology, more can be achieved with transportable homes than ever before.  Whether you're after a cosy weekender or a home for the whole family, transportable homes can be built faster and often are less expensive because of the production line style construction method."

There has been strong demand for manufactured homes throughout regional and rural Western Australian due to the resources and mining boom.
